All guests must be registered with the host at the time of check-in.

RESPECT THE NEIGHBORS / QUIET HOURS
Guests are welcome to enjoy themselves within reason, please respect the neighbors - no parties, no events, no unregistered overnight guests, and no music or loud voices outside after 10pm Sunday - Thursday & Midnight on Friday- Saturday.

PARKING
Cars must be in the driveway behind the gate.
No cars parked on the road and not outside the property gate.
No parking on the grass.

NO BOATS ARE ALLOWED
Guests are NOT allowed to bring a boat at any time during the entire stay.

TRASH AND RECYCLING
Guests are responsible for taking the trash bins out to the street on:
Sunday & Thursday Night: Garbage/Solid Waste Containers
Tuesday Night: Recycling Containers
*Please don’t forget to retrieve the empty receptacle containers the following day.

SPA RULES
Any individual using or operating the spa must be one of the registered guests.
Use of a spa is solely at your own risk.
Any individual using the spa must be over the age of 21 or accompanied by a responsible adult.
The maximum capacity in the spa is four (4) people.

♥♥♥TOWELS AND SHEETS ARE NOT REQUIRED TO BE MACHINE WASHED BY RENTAL GUESTS.

EXTRA CLEANING FEE POLICY
The person named on this Reservation agrees that the liability for the charges is not waived and agrees to be held personally liable in the event that the amount of such charges is not paid. The person named on the reservation to be liable for all charges for any items removed from the house at the current rates established by the Property/Owner/Manager and for
Excessive Cleaning (Excessive Cleaning) is defined as any required cleaning over 3 hours.
Excessive Cleaning is $90.00 per hour.

CLEANING STANDARDS AND PROTOCOL
As our guests, we request that all furniture remains in the areas they have been placed.
Hardwood and stone floors can be scratched easily if the furniture is not moved with care.
Please clean up spills, and remove trash twice a week (Sunday and Thursday night after 5 pm take out the black containers as the ‘trash’, and the recycling (blue containers) on Tuesday night after 5 pm for curbside pickup the following morning. The receptacles are located on the side of the house through the sliding door next to the washer and dryer. Please remember to bring the receptacles in from the street back to their proper location once picked up by waste management.
*BATH TOWELS AND LINENS ARE NOT PERMITTED OUTSIDE THE VILLA.
*BEACH TOWELS and BEACH CHAIRS ARE PERMITTED OUTSIDE THE VILLA.
NO DAILY MAID SERVICE –
While linen, Bath, Spa, and Beach Towels are included in the rental, Daily Maid Service is NOT, however it is available at an additional charge by calling Jessika (phone number will be provided when booking is confirmed)

NO SMOKING POLICY:
Villa Segreta Miami Beach is a 100% smoke-free environment. SMOKING IS PROHIBITED
INSIDE AND OUTSIDE VILLA SEGRETA PROPERTY. I agree to be liable for cleaning charges resulting from smoking. If there is any evidence of smoking, including but not limited to the smell of smoke, ashes in the house, burnt cigars or cigarettes in the house, or burn holes on the furniture or linens, the MINIMUM CHARGE will be a $500.00 recovery fee.

COOKING POLICIES:
Due to the LINGERING RESIDUE OF CERTAIN PUNGENT SPICES SUCH AS CUMIN, the USE OF PUNGENT SPICES IS STRICTLY PROHIBITED. THE MINIMUM CHARGE WILL BE A $300 RECOVERY FEE which will be deducted from your security deposit and/or requested through Airbnb's resolution center.
All personal property of the tenant(s) on the said premises shall be and remain his sole responsibility and risk, and the owner shall not be liable for damages to, or loss of such personal property arising from any acts of negligence of any other persons nor from the leaking of the roof, or from bursting, leaking, or overflowing of water or sewer pipes, or from heating or
plumbing fixtures, or from the handling of electrical wires or fixtures, or from any cause whatsoever, nor shall the owner be liable for any injury to the person of the tenant(s) or other persons in or about the premises, the tenant(s) expressly agreeing to save the owner harmless in all such causes and events.

OCCUPANCY
*Occupancy (i.e., number of tenants staying overnight) is strictly restricted to the number of tenants that are reserved for (maximum of 10). At no time can there be more than a total of 12 people in the house (total number of tenants reserved for plus visitors not staying overnight).
* Tenants will be in default of the Vacation Rental Agreement, Short Term Lease, if they have more tenants in the house than the number they have reserved for or if there are more than 16 people in the house at any time.
*No Pets Permitted
*VIOLATIONS of any occupancy conditions will be grounds for immediate eviction without a refund of rent.

When you leave WE ASK THAT YOU PLEASE:
* Make sure all doors are locked.
*Please ensure groceries and containers etc. are removed from the refrigerator and cabinets and are disposed of in the outside front trash containers and proper recycling bins. PLEASE BRING BINS TO THE CURB FOR TRASH PICKUP SUNDAY AND THURSDAY NIGHTS, RECYCLING ON
*Return kitchen items clean (dishes and cookware ) and return them to the proper place.
*Police the outside to make sure that you have picked up any trash or personal belongings.
*Make sure that you have not left any personal items in the villa.
*Check all closets, drawers and behind/under furniture for lost items. Please leave the property in a clean and orderly condition.
*Kindly ensure that all air conditioning units are not left running at inappropriate temperatures, set TREE (3) thermostats to 77 degrees before departing. ( thermostats located in 3 locations: kitchen entryway, upstairs master bedroom, off the living room as you are going into the dining
room.)

LOST AND FOUND: We are not responsible for items left behind, however, we do make every effort to locate and return them. Contact us and forgotten items will be sent UPS COD and a $15 handling fee will be included. Unclaimed items will be donated to local charities after 30
days.

★ VIDEO SURVEILLANCE DISCLOSURE ★
The Property has video surveillance cameras placed at the external areas only to view who enters and exits. Cameras were placed at the Pool area, garage main entrance, and front door area. This is strictly for protection against insurance and theft and is not being viewed or monitored and does have recording storage capability. These cameras are not placed in any private areas such as bedrooms or bathrooms and should you desire to have certain cameras disabled during your stay, we can accept this upon request.
